Built in 2023, the park is new, modern, and spacious. Guests enjoy large rv sites, a peaceful setting and convenient access to area attractions. Located 10 minutes from I-35, we’re close enough for easy access, but far enough that you won’t hear road noise.

Monthly RV Sites

MONTHLY RV SITES 

Stay longer, save more. Monthly rates start at $699/month depending on site type and include:

  • Water, trash, septic, and high-speed internet

  • Access to all resort amenities and activities

  • Electric billed separately

  • $250 security deposit required for stays over 26 nights

  • Maximum 5 registered guests per site (including visitors) unless approved in advance

  • Storage Available – We offer a designated area for boats, trailers, and extra vehicles (for an additional fee).


FIBER INTERNET & WI-FI

Each site features direct fiber connectivity, perfect for remote work, streaming, or gaming. Plus, enjoy Wi-Fi throughout the resort so you’re always connected, even on the go.
 

GOLF CARTS

Gas and electric golf carts are welcome. Monthly guests may bring 1 cart per site for $25/month, with proof of insurance required. Gas carts must not be operated during quiet hours (10PM–7AM).
 

PETS WELCOME

  • We love your furry friends! Guests may have up to 2 pets per site.

  • Two dog parks (separated by size)

  • On-site dog wash station

  • Pet fencing allowed with management approval – Must be black metal fencing, up to 3' high, located only on patio or granite pad

  • No tethering, kennels, or pet structures allowed

  • Please pick up after your pets and keep them leashed (6 feet or shorter)

At Canopy, we make it easy to relax and have fun. Our property includes:

  • Pool, pickleball courts, gym, grand room & community kitchen

  • Dog parks & playground

  • A community garden for residents to grow herbs and veggies

  • Weekly and monthly social events and activitie

  • Laundry and bath facilities, maintained daily

Within 5 miles of Canopy:

  • Shopping: H-E-B, Walmart, Target, Home Depot

  • Dining & Essentials: Restaurants, coffee shops, and more

  • Outdoor Fun: Guadalupe & Comal Rivers, tubing, golf, Landa Park, Schlitterbahn

  • Schools: McQueeney Elementary with bus pickup at the resort gate
     

GOOD TO KNOW

  • Quiet hours: 10PM–7AM

  • No resort fees, but electric and credit card processing fees apply

  • Trash: No site trash cans—use designated dumpsters

  • No parking on grass or roads.

  • All guests & visitors must register at the office

  • No subletting or unauthorized rentals permitted
